I’ve spent three of the last four weekends managing multiple offers on new listings. Good houses priced well sell, period. Buyers are educated, and they know when they need to bring everything to the table. Owners of houses that don’t sell within weeks, if not days, need to take a good hard look at their homes and how they’ve priced them, or how they need to improve them. Inventory is low, so sellers can be in the drivers seat, but they need to respect their prospective buyers. Our listing at 1003 Still Meadow Crossing was entered into the MLS at 8:39 pm Friday. We had four showings between Saturday and Sunday, and we had three amazing offers from smart buyers with great agents. After a wild ride, we had a ratified contract at 11:18 pm Sunday night. Are the sellers and I thrilled? Of course we are! I will say, however… multiple offer situations are hard on everyone… the sellers, the buyers, and the agents. As an agent, I’ve been on both sides of this, and I definitely prefer the seller side! Still, there’s an art to handling multiple offers so that your seller gains the biggest benefit possible, and, at the same time, the buyers and agents competing for the property are treated respectfully. Definitely glad we are under contract – now we need to get her closed!
