The Branchlands neighborhood is a quiet community of single family attached homes and condos with main level bedrooms. Home owners enjoy a lovely park with a pond, a waterfall, and walking path in a pretty wooded area. Downtown Charlottesville is just 10 minutes away.
Development of the Branchlands community began in the early 1980’s by the Langman family. The main idea was to build a retirement village neighborhood for folks aged 55 years and older. Of special note, this concept was ahead of the area’s time! There really was no other community like this in the area. The Langmans were responsible for building the low maintenance single family attached homes and the Bolton House condos surrounding a beautiful Manor house. Eventually, Cambridge Healthcare Management bought the Manor House and rental apartments for independent, assisted living and memory care. This area is known as Branchlands Properties. At this time, the original single family attached homes, Bolton House, and newer attached homes and condos became open for homeowners of all ages. Now these independently owned homes are known as the Branchlands Neighborhood, with their own, completely separate HOA.
Homes in the Branchlands Neighborhood
As you enter Branchlands, you will notice the lovely named courtyards, such as Rose Arbor and Lilac. Cottage style attached homes with ample parking are within each cul de sac courtyard. Mature trees abound. Most homes are 1-2 stories with 2-3 bedrooms (always at least two on the main level), 1-2 baths, and a deck or screened-in porch. Most back up to a beautiful lawn or wooded areas. They are really charming!
The older attached cottages (some with skylights) further up the road back up to the enchanting park, the pond, or pretty wooded areas. They also have 2 bedrooms and 1-2 baths.
There are newer 3 level condos with 1-2 car garages on Partridge Lane. The brick Bolton House at the end of Branchlands Drive also has interior condos. The resident park and waterfalls are very lovely and inviting. The majority of residents in the Branchlands community are retirees because they can have main level living and many have garages. The Branchlands Property Owners Association is privately managed. Consequently, this is a much desired community where homes sell quickly.

The Branchlands community is conveniently located to all major shopping on Rt. 29. This is amazing because it is a very quiet and peaceful neighborhood! You can see residents enjoying a walk in the park or around the neighborhood. Downtown Charlottesville, UVA, UVA Health System and Sentara Martha Jefferson Hospital are just a short drive away. Currently, Charlottesville’s Senior Center is within walking distance. A new and larger Senior Center will be available in the near future at Belvedere. It will only be a 5 minute drive away. Also, the Charlottesville area is rich in culture and history with many things to do and see. For all of these reasons, the Branchlands neighborhood is a very appealing place to live.
